We have been working for several months toward implementation of the “NJIT Campus Gateway Plan,” which comprises a conceptual plan of development of new, private, clustered housing for Greek Life organizations (see message of June 27, 2006, under Presidential Announcements, concerning “Student Life and Neighborhood Redevelopment”) and redevelopment along Dr. Martin Luther King, Jr. Boulevard, generally between Central Avenue and Orange Street. The Plan was developed in consultation with the Plan’s stakeholders, including the James Street Commons Neighborhood Association, St. Michael’s, the Greek Life Community, the NJIT Administration, and the City of Newark.

Developers were invited to submit proposals in response to a publicly announced Request for Qualifications concerning the project. A number of proposals were received, and four firms: Capstone Development, Birmingham, AL; Jones Lang LaSalle Americas, Inc., New York, NY; Trammell Crow Company, West Conshohocken, PA; and Unidev LLC, Bethesda, MA (d/b/a Unidev New Jersey LLC), have been selected for interviews by a Review Team comprised of the stakeholder organizations.

Each of the four firms has been asked to make a public presentation of their qualifications and those of their team members and answer questions concerning qualifications and similar projects in which they may have been involved on February 27th, from 6:00 to 9:00 pm in the Campus Center Atrium. The firms will not present redevelopment options or propose any particular approach, but rather will focus on their background and expertise.

Following the presentations on the 27th, the Review Team will meet to interact further with the four firms to discuss what they envision as a plan of action, including a financial plan, and how they would plan to engage the stakeholders in the process of planning and implementation. The Review Team would recommend a firm with which we would enter into an agreement for development of a Redevelopment Plan and a plan for the Greek Life housing for submission to the City and execution.

In addition to the presentations by the four firms listed above on the 27th, we will be holding two meetings tomorrow and Thursday, February 14 and 15, each at 7:00 pm in the Campus Center Atrium at which the background of the four firms will be described and questions on the Plan answered.
